IN SUMMARY: Logs, spam, stubborn gutters, and roofs—but at least the volunteers are legends, and the beach path is open. Another thrilling episode in condo life!

BEACH ACCESS: Storms decided the beach needed a rustic barricade of giant logs, turning "private beach access" into "extreme lumberjack obstacle course." Enter superhero Bob the Gardener, who heroically cleared a path. LINK: Logs on Beach. LINK: Path Cleared Pictures by Lee - Thank you.

BEACH ACCESS GATE AND BEACH FIRES: Shawny has been in communication with Tim Rundell, the City Manager, regarding the possibility of the city agreeing to install a timed beach access gate on Mill Beach Road. Thank you, Shawny, for your continued efforts.

Tim Rundell has spoken with the City Council. City Council basically said, "Nah, we like the vibes of unrestricted campfire s'mores." Tim also indicated that he plans to speak with Adan Jones, the Harris Beach Ranger. In the past, Adan had expressed a willingness to help fund a timed, Mill Beach Road gate installation; however, the Ranger's funding dried up faster than a beach towel in July - due to recent funding reductions, this option now appears less likely.

Tim, further suggested that, considering the ongoing efforts, since August, it may be appropriate to bring this matter forward at a City Council meeting. Tim also said he would fix the video camera in the lower parking lot - that was last August, and it’s still not working.

COMMUNICATION: Several homeowners have reported that they continue to receive unsolicited group emails from a specific homeowner, despite the removal of most email addresses from the updated contact list sent in an email to all owners on Nov 30, 2025. The Board will seek legal guidance. This matter remains under review, and updates will be provided as information becomes available.

GUTTERS – The Never-Ending Tree Assault. An overflowing gutter was reported. Yvonne and Cory confirmed that gutter cleaning has historically been handled on an as-needed basis. However, the gutters serving Units 1–3 are a recurring problem due to heavy tree debris. Dennis cleared sections during summer 2025, the property manager arranged a cleaning in December 2025, and Bill and Janice voluntarily cleared a section in January 2026. New plan: scheduled cleanings twice a year, synced with window washing. If it overflows again, "keep calm and carry on—help is on the way".(probably with a ladder and a very tired volunteer).

Internet Bill Mystery: Solved by Ron, MCC’s Property Manager. An owner spotted a $546.75 charge and panicked. Turns out it was a weird annual billing switch (pre-POP management). The Zipply Internet/Telephone payment covered service from November 28, 2024, through September 24, 2025. Records show that approximately three months prior to POP assuming management, the account was switched to annual billing for reasons that are unclear. Ron swooped in, converted it to monthly $52.79. Crisis averted—no one had to sell a kidney for Wi-Fi. A subsequent payment of $260.04 was made, bringing the account current. Thank you to Ron for identifying the issue and getting it resolved.

RESERVE STUDY: The 2026 Reserve Study update is currently underway. Updated proposals and actual project costs will be sent to Carson later this week for inclusion in the 2026 study.

ROOF: Gonzalez Roofing (CCB #222796) has begun replacing the roof tiles on Building #2. Old tiles are being stockpiled in a trailer for future Band-Aid fixes on Building #1. Crew cleans up daily (miracle!), and Bill captured cinematic footage of the ladder-mounted lift in action. Terry Konrady, City of Brookings Building Inspector, confirmed, “a permit is not required for replacement of tiles on a condominium building”.

UNIT #1 OUTER WALL: Directors will soon discuss a repair date.

UNIT #1 ROOF INSPECTION: Josh from House Rock inspected Unit #1 using a thermal camera to check for possible water intrusion or damage. Inspection shows the roof damage is vintage, not fresh—no active leaks. Phew. House Rock was paid $100 for this service.

VOLUNTEERS – CURRENT
