BEACH ACCESS: Ongoing storms have washed in large logs, at times blocking owners’ access to the beach. Logs on Beach. Bob, MCC’s gardener, very generously cleared a safe, usable path to the beach, which is greatly appreciated by all. Path Cleared Pictures by Lee - Thank you.

BEACH ACCESS GATE AND BEACH FIRES: Shawny has been in communication with the City Manager regarding the possibility of the city agreeing to install a timed beach access gate on Mill Beach Road. Thank you, Shawny, for your continued efforts. Tim Rundell, the City Manager, has spoken with the City Council. Currently, the Council prefers to maintain the current access hours to allow for campfires. Tim also indicated that he plans to speak with Adan Jones, the Harris Beach Ranger. In the past, Adan had expressed a willingness to help fund a timed, Mill Beach Road gate installation; however, due to recent funding reductions, this option now appears less likely. Tim, further suggested that, considering the ongoing efforts, since August, it may be appropriate to bring this matter forward at a City Council meeting. Tim also said he would fix the video camera in the lower parking lot - that was last August, and it’s still not working.

COMMUNICATION: Home owners have reported that they continue to receive group emails from a specified home owner after a majority of homeowners email addresses were removed from an updated homeowner’s contact list sent in an email to all owners on Nov 30, 2025. The Board will seek legal guidance on Friday the 23rd. This matter remains under review, and updates will be provided as information becomes available.

GUTTERS - An overflowing Gutter was reported: For the first time in MCC history, clearing gutters is now on a regular maintenance schedule and will be cleared twice a year, coordinated with loft window cleaning. Dennis voluntarily cleared sections during the summer of 2025, our property manager arranged for gutter cleaning December 2025, and Bill and Janice voluntarily cleared sections January 2026. INTERNET/TELEPHONE BILL - An owner requested justification for a $546.75 Internet payment: A Zipply Internet/Telephone charge of $546.75 covered service from November 28, 2024, through September 24, 2025. A subsequent payment of $260.04 was also made, bringing the account current. Ron has requested that the account be converted to a monthly billing schedule of $52.79. Records indicate that approximately three months prior to POP assuming management, the account was switched to annual billing for reasons that remain unclear. Thank you to Ron for identifying and resolving this issue.

RESERVE STUDY: The 2026 Reserve Study update is currently underway. Updated proposals and actual project costs will be sent to Carson later this week for inclusion in the 2026 study.

ROOF: Gonzalez Roofing (CCB #222796) has begun replacing the roof tiles on Building #2. Undamaged tiles, to be used later to replace cracked tiles on Building #1, will be stored in a trailer. An owner reported that the crew works efficiently and consistently leaves the site clean and free of clutter at the end of each day. Terry Konrady, City of Brookings Building Inspector, confirmed that a permit is not required for replacement of tiles on a condominium building.

UNIT #1 OUTER WALL: Directors will soon discuss a repair date.

UNIT #1 ROOF INSPECTION: Josh from House Rock inspected Unit #1 using a thermal camera to check for possible water intrusion or damage. He determined that there is no active leak and that the observed damage is old. House Rock was paid $100 for this service.
